With the problems we have seen over 2008 and will see in 2009 it has become very difficult to borrow money. Almost impossible, but if you are involved in a large real estate deal and want a quote or a second option please read below. I now have access to a significant underwriter with capital for real estate projects. This underwriter has a 20+ year preferred relationship with several lenders. Last year, this underwriter completed over 80 transactions for an aggregate of $1.2 billion in funding. They are targeting over $2 billion with their lenders for this year. Their lenders include institutional grade banks, insurance carriers and private institutions. There is plenty of capital searching for quality cash flows and returns. I have seen term sheets from several of the lenders for my own projects, and can confirm that these are probably amongst the lowest rates and best terms available.
The attached matrix outlines the various programs available and terms for consideration. Please let me know if you have any projects or clients who might be interested in any of these programs. As you can imagine, the demand for capital is overwhelming, so please send only strong projects. At a minimum, I will need a general scope of the project and strength of the sponsor, in order to get a pre-qualification by the underwriter.
After the project has been pre-qualified by the underwriter, the sponsor will be asked to execute a fee agreement with the underwriter (no payment required until the lender provides funding). Once the fee agreement is executed, the underwriter will reveal the lender and work with the sponsor to complete a full submission package. Once submitted, the lender typically issues a term sheet within 2-4 days. I have seen funding within 30-days from the initial submission.
